The paper test
Shut the door on a slip of paper and draw it out at four places: both corners on the handle side, then halfway down each long edge. The drag should be light and even. Paper that falls free at one corner while it grips hard at the opposite one says the door is no longer square to the cabinet.
Why the top corner opens
An integrated door carries its own front. Sub-Zero sets a maximum weight for each model’s custom panel and counts the front panel, any backer and spacer panels fastened to it, the custom handle; only the mounting brackets are left out. A front over that limit, or a hinge worn down by years under one, lets the door drop on the handle side. The lower corner presses harder into the cabinet while the upper corner pulls away.
Cherry Creek kitchens, new condominiums and remodels alike, tend to carry heavy fronts: thick hardwood, stone, metal, long appliance pulls. So on a gasket call we work in a fixed order. Weigh the panel against the figure for the model, check the hinge, and only then judge the seal.
Replacing it
A worn gasket is replaced as one piece, pressed into the channel corner to corner. New ones arrive folded and need time to relax; we seat it, test it all the way round with paper, and leave it closing against a door that hangs square.
What it costs
Door gasket or seal replacement typically runs $300–$700, depending on the door and the part. That is a range, not a quote: after the diagnosis you get one figure to approve, and the $89 visit is credited against it. Can a gasket be cleaned rather than replaced?
Often, when it is only sticky or grimy. A soft cloth with warm water and a little mild soap, then drying it off, is the usual approach, and Sub-Zero’s care material covers gasket cleaning. Cleaning will not mend a tear, a flattened run of seal, or a corner that no longer reaches the cabinet face.
Why does frost form along just one edge?
Damp kitchen air is getting in on that side and freezing on the first cold surface it meets. Try the paper strip along that edge. If the seal is open there, look at how the door hangs before you blame the gasket; on a heavy integrated front the cause is often higher up, at the hinge.
